If those sellers, however, are going to buy another home, it would actually be better to sell the property for less and then purchase a home at a good price, one also selling for less. One benefit is a low tax base that won't change when the market does go up. Also, if their next home is in a nicer area or is a more desirable property that will appreciate at a greater rate than their previous home, then that will prove to be a wise investment when market values increase.
